Well, it's either that or work with the sellers agent. But since they are obligated to take as much money from you as they can, that's not really the best idea. Plus, when you have your own agent, you are much better protected: even if your agent makes a mistake that ends up costing you money, their mandatory errors and omissions insurance gives you a chance to recover your losses. How can you offer this service for free? As buyer's agents, we are paid a commission from the proceeds of the sale of a home. In other words, part of the commission that the home-seller pays to their listing agent goes to us. We do not expect or accept payment from our buyers for our services.
If you get paid by the Seller, doesn't that mean that you work for them? No. We work for you. Part of the cost of selling a home is offering an incentive for other agents to show the property to prospective buyers. When the home sells, the total commission is paid to the brokerage representing the seller. That brokerage in turn transfers the portion offered as incentive to buyer agents to the buyer agents' brokerage. And after they take their portion, the balance is paid to the buyer's agent.
Why don't I just deal directly with the seller's agent? The seller's listing agent is under contract with the seller to look out for their interests - not yours. Can you explain how your guarantees work? Yes. In short, if you don't like the home you end up buying, we'll buy it back from you, or we'll sell it for you - free of charge.
