What exactly do you people do ?
In real estate terms, we provide 'buyer agency'. This simply means that we provide the same level of professionalism, knowledge and experience as the agent listing the home you end up buying. We protect your interests, and put you on an equal footing with the seller(s). All our team members are licensed real estate practitioners, governed by the Ontario Real Estate And Business Brokers Act, 2002, and active in the Innisfil area.

Why should I use a buyer's agent?
Well, it's either that or work with the sellers agent. But since they are obligated to take as much money from you as they can, that's not really the best idea. Plus, when you have your own agent, you are much better protected: even if your agent makes a mistake that ends up costing you money, their mandatory errors and omissions insurance gives you a chance to recover your losses. On your own, its definately a case of 'buyer beware'.

What exactly is 'agency'?
Agency is a legal term that defines the relationship of the parties involved, and their rights and obligations to each other. The buyer is called the 'principal', and the agent owes the principal the traditional fiduciary duties of competance, good faith, loyalty, obedience and accounting. The principal in turn owes the agent the right to be compensated for their work. Won't you just try to sell me every home we see?
Absolutely not. As highly successful real estate agents, we know that client satisfaction is the best way to generate the kind of referrals that keep our business healthy. And that's why we offer the satisfaction guarantees we do - we stand behind the service we offer, and the level of honesty, integrity and professionalism you will receive. Guaranteed.

How can you offer this service for free?
As buyer's agents, we are paid a commission from the proceeds of the sale of a home. In other words, part of the commission that the home-seller pays to their listing agent goes to us. We do not expect or accept payment from our buyers for our services.

If you get paid by the Seller, doesn't that mean that you work for them?
No. We work for you. Part of the cost of selling a home is offering an incentive for other agents to show the property to prospective buyers. When the home sells, the total commission is paid to the brokerage representing the seller. That brokerage in turn transfers the portion offered as incentive to buyer agents to the buyer agents' brokerage. And after they take their portion, the balance is paid to the buyer's agent.

Doesn't having another agent involved mean the seller pays more commission?
No. When you use a Buyer's Agent, the commission is split between the Buyer's Agent and the Listing Agent. Otherwise, all of the commission goes to the Listing Agent. The cost to the seller is the same.

Why don't I just deal directly with the seller's agent?
The seller's listing agent is under contract with the seller to look out for their interests - not yours. Although they can help you with some of the paperwork involved in the purchase, there are a lot of things they can't do for you. Click here for a side-by-side service comparison.

What if I don't like the properties you're sending me?
Just give us a call, or send us an e-mail telling us what the issue is - we'll modify our search model to generate better results.

Why is this any better than searching MLS.CA myself?
Our search engine is much more specific than the one Realtor.CA uses - and so we are able to find better matches for you. As well, the system we search is loaded with new listings before the public website is, so you can beat other buyers to hot new listings. This is especially valuable - our experience shows that the first offer received on a property is most often the one that is accepted. And when you're negotiating the price and conditions, who would you rather have at the table on your behalf - a dedicated professional working just for you, or the seller's agent?

What if I'm not happy with your service?
No problem. You can stop working with us any time, with no penalty. Even if you just don't like us. And if you wish, we'll hook you up with a new agent of your choice, from any Real Estate company in town, so you don't have to start over again.

Can you explain how your guarantees work?
Yes. In short, if you don't like the home you end up buying, we'll buy it back from you, or we'll sell it for you - free of charge. All the details of our services, including our guarantees will be explained to you before we start working together. However, our guarantees form a part of our competitive advantage - so we don't give full details away online.
